The Approval Process for Co-Op Renovations

Thanks to the strict building codes in metropolitan areas, a co-op renovation requires a lot more planning than a normal remodeling project. Here’s an overview of the steps you need to take before you can start a co-op renovation: 

Interviewing Stakeholders and Finding a Professional Remodeler

Ask the head of the co-op advisory board about the approval process for co-op renovations, which tends to vary. Major renovations usually require shareholders to submit a detailed remodeling plan drafted by an architect or an engineer to board members and building managers, which is why you need to find a professional remodeler. 

Seeking Board Approval and Signing an Alteration Agreement

Once the board approves the apartment remodeling plans, both parties—the shareholders and the management company—will sign an alteration agreement. It’s basically a contract between the two that ensures the renovations will adhere to local building codes and no damage is done to the building’s structure. 

Since renovations are fairly common in co-ops and condos, most of these buildings have already drafted alteration agreements outlining details such as the start and end date for projects and the work hours. Of course, since renovations vary in scope, certain details will need to be changed to suit the nature of the renovation. However, most of the general provisions have already been finalized by building management. 

Applying for a Permit

The process for applying for a permit at the Department of Buildings involves at least 30 steps. There will be more requirements if your building is a landmark or if it was built before April of 1987.
