NYC Co-Op Remodels: Getting the Results You Want

Co-op remodeling rules are in place for certain reasons. Unfortunately, this can put you at odds with your co-op board. Fortunately, it’s possible to appease them while getting the results you want from your renovation. You just need to keep a few things in mind. 

Keep Things Simple

It’s tempting to go all out with a remodel but keep things simple to make sure you stay within what’s allowed by your co-op board. This doesn’t mean depriving yourself of the home you want, however. Consider a “rip and replace” that will take care of basic work in bathrooms and kitchens, introducing updates and upgrades that may even be carried out without a permit.

Know What the Building Architect Is Looking For

Your apartment renovation plans will be evaluated by the building architect to make sure the work you are interested in will not be detrimental to the overall structure. Take note that they will not be interested in the aesthetic aspect of your project. If your proposal includes work that will result in a stunning home feature but potentially messes with building code requirements, it will not be approved. 

Follow the Rules

While your remodeling plans may have been approved, you will still need to follow terms stipulated in your “alteration agreement”. This is essentially a list of the house rules–work hours, delivery schedules, debris removal, etc.–you are bound to in exchange for receiving a permit to carry out work on your apartment, and following them to the T will put you in your co-op board’s good graces.
