Consult With an Architect First
The first step is to consult with an architect. Most types of renovation work in NYC requires a consultation with an architect regarding the project’s scope of work, as certain types of projects may need to be filed with the Department of Buildings (DOB) before approvals and permits can be issued. Depending on the building’s age, an asbestos test may need to be performed first. An architect will provide a set of technical drawings and documents for the renovation.
Co-Op Alteration Agreements
Next is you have to notify your co-op board and building management about your plans to renovate. You can’t proceed with your renovation without approval from your co-op board. Review your remodeling plans against your co-op alteration agreements to ensure compliance and increase the likelihood of approval. Co-op alteration agreements are like house rules that include a list of what you can and can’t change in your apartment.
Submit Your Documents
Set up a meeting with a co-op board representative and submit the technical drawings and other documentation. At this point, your architect may handle all communication with the co-op board and/or building management. In case the co-op and the architect are not in agreement, the co-op’s decision will supersede that of the architect’s. If your project is not accepted in its first version, you, your architect, and the co-op board can work out the project details until a compromise can be reached.

You might be wondering why a remodeler doesn’t come in until much later. It’s because architects are the ones who handle the engineering side of the project, as well as compliance with regulations, including building codes and co-op agreements. Architects generally don’t specify materials, color palettes, and other design specifics
